Some places are built.
Others are revealed.
TRIPTYCH is a revelation - a bold and poetic response to Tasmania's elemental beauty. A place that redefines what it means to live with landscape, not simply on it.
Located on 100 breathtaking acres at Koonya on the Tasman Peninsula - just one hour from Hobart Airport - this landmark estate comprises three architectural forms across two titles: The Blunt House, The Glass House, and The Folly.
Designed by acclaimed architects ROOM 11 and brought to life by the extraordinary craftsmanship of Elevate Building Tasmania, TRIPTYCH is the result of a profound collaboration between client, architect, and builder – a shared vision to create something lasting, restrained, and deeply connected to place.
"The properties at Koonya are a deliberate attempt to live up to the location in a way that adds to the experience of the site. We set out to create buildings which felt artistic in their own right - so they immediately engage you."
More than a residence, TRIPTYCH is a meditation on time, materiality, and the experience of silence.
So extraordinary is its vision that TRIPTYCH was featured on Grand Designs Australia, Season 11, Episode 1 – and internationally celebrated by The Local Project, which described the estate as "an architectural journey into light, stillness and profound spatial clarity."
The Blunt House
Low, sculptural and elemental, The Blunt House is a three-bedroom, two-bathroom dwelling that invites you to be still. Its horizontal form and minimal palette are grounded in the landscape; its interiors are designed to frame moments - the first light over Norfolk Bay, the wild rush of weather, the hush of dusk.
It is both a shelter and a stage for the natural theatre beyond its walls.
The Glass House
Set on a separate 50-acre title, The Glass House is an exercise in radical transparency. Suspended lightly above the earth, it dissolves the boundary between interior and exterior.
As described by The Local Project, it is "a space designed for no other purpose than the pursuit of creative endeavour."
Here, inspiration is drawn from the slow rhythm of tides, the dance of light, and the raw elegance of Tasmania's bushland. It is part modernist homage, part Tasmanian shack - and entirely unforgettable.
The Folly
Delicate and playful, The Folly is a sculptural intervention in the landscape. A place for pause, for play, or for quiet reflection, it completes TRIPTYCH's spatial narrative with grace and humility.
Step inside, and something subtle but powerful begins to happen.
Your experience of the landscape transforms. These aren't just dwellings - they are immersive, inspirational spaces that change how you feel and how you see.
"Those feelings don't diminish with time. They get under your skin and live with you. They work like a favourite painting, or a cherished personal item."
This estate is not just a place to live - it is a place to feel.
To reawaken a slower pace.
To experience wildness, design, and solitude in harmony.
To witness the profound beauty of Tasmania, uninterrupted.
